Deposit Requirements

Bookings cancelled at minimum 30 days before the start of the stay will receive a 50% refund.
Bookings cancelled at minimum 60 days before the start of the stay will receive 100% refund.

My husband Ed and I live 25 minutes away from our three condos. We moved to New Smyrna Beach in 1992 and lived on the beach for 14 years. We loved our beach life but when we were ready to retire, we decided to build a new home and move to a gated golf course community near I-95. Why This Property?

This is my third purchase at Pointeast Ocean Front Resort in New Smyrna Beach. I also own two ocean view condos on the north side of building with nice sunny south facing balconies and ocean view to the east. My #312 is actually considered ocean front with an east facing balcony. It's my best property and you instantly see big blue ocean the minute you walk in the front door. We live just 20 minutes away from our condos and actively and personally manage all three. I have been in the vacation rental business for over 25 years. I started out with two studios across from the ocean that taught me the business the hard way. They were very hard to rent. I decided my business model was going to be "family oriented" properties. Over the years we were fortunate to buy at Pointeast and realized what a great resort it was and after financial crash we purchased two more. They are all on the top 3rd floor just a few doors from each other. So they are perfect for small family reunions or special celebrations like birthdays, anniversaries, or weddings. The biggest plus is the resort is located in the preferred non-driving beach zone for family fun and safety. The resort offers an Olympic size swimming pool, kiddie pool, shuffleboard, covered pavilion, elevators and laundry facilities. It's very popular with families. There's a lifeguard right next door at a great ocean front park that offers a playground, restrooms and outdoor showers plus basketball and handball courts. The park also has covered picnic tables and charcoal grills so a large group can have their own private party right next door to Pointeast if they wish more space or have extra friends coming over for the day. New Smyrna Beach is a very desirable family destination being located just one hour from Orlando and all the central Florida attractions, plus it's just south of Daytona Beach. New Smyrna Beach has best restaurants and shopping plus great water sports activities with ocean plus river.

Additional Information

We have over 12 miles of beautiful beach to enjoy plus our Inter-coastal waterway is great for fishing, kayaking, paddle boarding and other activities. We have a Marine Discover Center boat tour and boat rentals. We have a live "little theater" on beach side which is very popular. We also have a newly remodeled movie theater (Lux 12), and bowling alley for rainy day activities.
