CANCELLATIONS: Any cancellation and/or change in reservation must be in writing and must be accepted by the owners. All payments made will first be applied to the rent and then to the security deposit. If the balance is not paid within 10 weeks prior to arrival date, Property Owners have the right to cancel the booking without further notice and without any refund of rent. Reservations made for four (4) weeks or longer duration OR for holiday periods (weeks consisting of Easter, Pass-over, Independence Day, Thanksgiving, Christmas, New Years Eve) will not be entitled to any refund of deposit/prepaid rent irrespective of when the reservation is made or canceled.
In the event of cancellations by guest in all other cases, our refund policy is as follows irrespective of when the reservation is made:
A) Cancelled at least 60 days prior to arrival date, the cancellation fee is $175.00 per week or part thereof for 3 or 4 bedroom homes and $250 per week or part thereof for 5 bedroom homes and $350 per week or part thereof for 6 or 7 bedroom homes.
B) Cancelled less than 60 days but more than 35 days before arrival date, the cancellation fee is $250.00 per week or part thereof for 3 or 4 bedroom homes and $350 per week or part thereof for 5 bedroom homes and $500 per week or part thereof for 6 or 7 bedroom homes.
C) Cancelled 35 days or less before arrival date, there will not be any refunds of prepaid rent. In-progress reservations are not eligible for refunds due to cancellation by the guest under any circumstances.

Property Owners shall not be liable for costs or losses incurred due to delays or cancellations of the guest’s vacation. Nor shall the Guest have the right to terminate this Agreement for any delay or default in performing hereunder if such delay or default is caused by conditions beyond Property Owners control. These situations include but are not limited to: Acts of God, war, insurrections, government restrictions, natural disasters

We enjoy visiting the many attractions in Florida while staying in our vacation homes. When I am not busy, I enjoy cooking and doing BBQ.
Why we chose Emerald Island Resort in Kissimmee: We stayed in hotels and vacation homes before we bought our first vacation home. During that time we rented homes that were marketed as 'Minutes from Disney" only to learn that it could mean as much as 59 minutes! So, when we started looking to buy our first vacation home in Disney World area, our first criteria was that it must be "within 5 minutes to Disney". We found our charming 3 bed townhome now called "Mickey's Magic" in Emerald Island Resort which is less than 3 miles to Disney. We actually drove to confirm that it takes less than 5 minutes to Disney before we bought the house. Over the years we bought additional properties in the same community.
It gives me great pleasure to accurately represent our homes and interacting and providing useful information to guests. Many guests are surprised as to how quickly I tend to respond to their queries, and I jokingly tell them that you will get the same quick responses from me unless I am dead or dying :-) Another key aspect of my philosophy is to refund the guest's damage deposit within 48 hours of departure. Some guests got their deposits even before they reached home.
