Deposit Requirements

Please note that there is a fee of 5% when using PayPal and that it will be added to the amount due. Alternatively, the full amount may be paid in one installment.

Cancellation & Refund Policy

The Cancellation policy states that an administrative fee of $450, plus bank transfer fee charges, will be deducted from the deposit should the reservation be cancelled in writing to the owner prior to 90 days before the arrival date. Conch Cottage is a beautiful villa set in a tropical oasis. It has an open floor plan that feels open, airy, and spacious. All the comforts of home are here, and it will become a home you'll want to come back to every year. The master bedroom has a Tommy Bahama West Indies California King bed with sliding glass doors that allow you to see the clear turquoise water of the ocean from bed and feel the ocean breeze caress your skin. The second bedroom is spacious with a queen bed and room for a twin pull out. The second story is a loft with a queen size bed, wet bar, and balcony perfect for stargazing. There are two bathrooms, a full kitchen, living room, dining room, and laundry room on the main floor of the house. The front patio extends across the complete front of the house allowing you to dine al fresco at the large cocktail table with comfortable chairs, relax in chaise lounges and enjoy a hammock for complete relaxation including a ocean view and sea breeze. The beach is your front yard. It's about 30 steps from the patio to the water. There is also a gazebo placed on the waters edge to enjoy meals, cocktails, sunrises, sunsets, or just to enjoy the shade while watching your family play on the beach. Take a walk along the seemingly endless powder sand beaches, collecting beautiful shells (including conch shells) along the way. It's a private oasis that isn't interrupted by people, traffic, or the hassles of your busy life. It's like being on a deserted island with all the comforts of home.
You will be met at the ferry by Mac who will escort you to the house. You will then be greeted and shown around by the property manager who can answer any questions you may have. They are there to make sure you enjoy your stay. When it's time to leave, Mac will return you to the ferry. There is a cell phone available for your use while you stay at Conch Cottage and internet is provided if you need it.
You can lie in bed and see the beautiful turquoise sea, or you can sit in almost any room in the house, on the large patio, on the upper loft deck or in the gazebo and watch the water change shades of blue and green as the sun shifts through the sky. When you step into the water it's like a gentle caress. It is so clear that you can easily see your toes while standing in chest deep water. The water is incredibly clear for diving and snorkeling. Take a boat ride, paddle a kayak, sail a hobie cat ... there are so many ways to enjoy the water.
Wildlife viewing is plentiful, you don't even have to leave the front porch. There is a brown pelican that 'commutes' each evening at about 5:30 pm. The osprey dive for their meals right in front of the house. And if you're lucky, you can see the pink flamingos fly by. Hundreds of them live at the nearby Flamingo Pond. A sight you must see.
Come hear the waves crash on the distant protective reef that then gently laps the shore, feel the breeze caress your skin, smell the clean air and watch the sunrise or sunset from almost every room in this amazing beach front home. Sit on the large patio, have a cocktail and watch the sun color the sky orange as it sets on the sea. Take a nap in the hammock as the ocean breeze gently rocks you to sleep. You'll never want to leave.
Note : Two category 5 hurricanes came close to many islands in Turks and Caicos in September 2017. Although many houses had some roof damage, North Caicos was mostly undamaged and is as beautiful as ever. Besides better beaches and better views, you wouldn't know that there was any damage on the island. It is gorgeous! We have a no snow guarentee. If you see white, it's the sand right outside your door.
