SECURITY DEPOSIT: The security deposit may be covered with credit card or with a check. Tenant shall provide a security deposit in the amount previously stated no later than five days after the contract is signed and received. Owners and their agent may use all or any portion of the security deposit reasonably necessary to (a) cure Tenantโs default in payment of rent or other sums due; (b) repair damages caused by Tenant or by a guest or licensee of Tenant; (c) clean the premises in excess of normal clean, if necessary upon expiration of the term; (d) furniture or carpet cleaning if damaged due to TENANT carelessness or (e) replace or return personal property, excluding ordinary wear and tear. No later than thirty days after the departure date, Owners and their agent shall furnish Tenant an itemized written statement of the basis for, and the amount of, any security deposit received and the disposition of the security deposit and shall return any remaining portion of the security deposit to Tenant. If damage for which Tenant is responsible exceeds the amount of the security deposit, Tenant hereby authorizes Owner and agent to charge Tenantโs credit card identified in this agreement for such additional damage.

CANCELLATION: Under certain conditions such as severe weather, fire, or other hazardous conditions, KEYSWIDE VACATION RENTALS reserves the right to cancel any reservation. CANCELLATION: Under certain conditions such as severe weather, fire, or other hazardous conditions, KEYSWIDE VACATION RENTALS reserves the right to cancel any reservation. If Tenant cancels the reservation, owners or their agent will attempt to rebook the premises at the same rate. If owners or their agents are able to rebook the premises, tenant will receive a refund less a $100.00 cancellation fee. If owners and their agent are unable to rebook the premises, Tenantโs rental payment, excluding departure-cleaning charges, will be forfeited as follows: 100% is forfeited if cancellation is within 60 days of the arrival date; 25% is forfeited if cancellation is more than 60 days prior to the arrival date. Please notify us as soon as possible of cancellation and then send a WRITTEN NOTICE OF CANCELLATION. If you want your vacation covered 100%, please ask the agent about CSA Travel Protection Insurance.

ALL OUR HOMES ARE NON-SMOKING
1. Garbage pickup days are listed on the Welcome page in this binder. Please be sure all garbage cans are out front on the street by 6 A.M. the morning of pick-up. Please return empty cans to their proper places. Please be sure to keep cans covered securely as to not attract unwanted guests.
2. Please do not leave any garbage or open food containers in the house, as this will attract insects. When you leave be sure to take out all garbage and secure cans with lids and put out for pickup.
3. Your cleaning fee allows for the laundering of one set of linens for each bed and one load of towels per bathroom. Other laundry should be done during your stay. Do not leave dirty dishes or cookware for the cleaning people.
4. Please do not throw any type of garbage in the canal. This includes any type of fish remnants. It does attract jellyfish and pollutes our canals. We all enjoy swimming in the canals.
5. Our water supply is precious!! It is important that all faucets and toilets are not left running. This also applies to garden hoses; turn off at faucet and not at the nozzle. If you encounter any plumbing or any other problems please contact Debra Farrell immediately. (305)393-0636
6. If food or beverages are spilled on furniture or floor covering leaving stains, professionals will be called to clean and costs will be deducted from your security deposit. Please advise us of any damage as soon as possible.
7. Please do not put any feminine products in the toilets. Our septic system is very sensitive. Please dispose of these items in the trash cans.
8. In the event of rain, please bring cushions from the screened porch into the house and put them inside when you leave.
9. There is a $25 fee for keys that are lost or not returned to the office

11. Clean up yard daily after dogs.
