Deposit Requirements
A $500.00 deposit is required to reserve the unit. This deposit is in addition to the rental rate. Deposit is fully refundable if no damage is done to the property. Owner will return the security deposit to the Tenant within a two-week period after departure and inspection of property. Should damages be found, costs shall be deducted from the security deposit.

Cancellation & Refund Policy
Cancellations must be in writing and received by the Owner. No refund of rents paid will be made until the cancelled period is re-rented and confirmed. If the unit is not re-rented, all rents paid, along with county tax shall be forfeited as damages. If the cancelled period is re-rented, any rent and taxes paid for cancelled period will be refunded less a $100 service fee.

โข Limit Sand into Condo: Use mat/shoe brush & foot shower at south-side of building. Shake towels before entering bldg.

โข Prevent Water Damage: Donโt sit on furniture or beds in wet bathing suit/towel.
โข Prevent Scratching/Breaking of Glass-Tops: Don't drag or put hot items on glass.
โข AC: Keep glass/front door & windows closed when AC is on.
โข Prevent Coffee Spill-Overs: Align filter tab, screw lid on pot & don't overfill.
โข Lights Out for Sea Turtles: You could be fined. See Welcome Book.

HOA COMMON-AREA COURTESY RULES: Familiarize yourself with our HOA Rules. Share them with your guests & ask them respect Common-Area as their home & ours.
โข Limit Sand & Water into Building: Don't enter the Malibu wet or sandy. Use foot shower/hose at S. side of bldg. & towel dry. Use shoe brush/mat at entrance.
โข Parking Permit Prevents Towing: No Parking w/o permit on Dashboard/Mirror.
โข No Storage of Personal Items in Common Garage: You may store personal items in our private garage next to shared items.
โข No Trailers Permitted on Property or in Garage
โข Pool Rules: Closed dusk-8:00 am. No glass. No smoking. No food/drinks in pool/spa. Keep gates locked. Key needed to enter & depart. Don't remove furniture. Clean-up on departure. Blocking gate open violates law. Wall jumping is INTRUDER behavior.
โข Fitness Center Cottage: Turn off lights/fans & close blinds when exiting.
โข Porch Walkway/Railings: Don't block walkway. Donโt hang items on railing.
โข Quiet Hrs. 9:00 pm-8:00 am: Be considerate, especially at walkway bedroom windows.
