Cancellation & Refund Policy

Bookings cancelled at minimum 30 days before the start of the stay will receive a 50% refund.
Bookings cancelled at minimum 60 days before the start of the stay will receive 100% refund.

As per the Terms & Conditions on our web site, if the Guest wishes to cancel the booking he should advise the Owner immediately by telephone followed by confirmatory letter. The Owner shall be entitled to retain all payments already made (except the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:

We were delighted with the villa, at the high quality of finish, fittings and furnishings given that this is a much in demand holiday home. The level of care and attention given by the owners is clearly evident everywhere you look, from the welcoming Scottish tea bags in the kitchen to the luxurious master suite. A quiet location close enough to the Orlando attractions to be convenient but far enough away to ensure a peaceful stay if you are not an adrenaline junky looking for the thrills offered by the local Parks. We had a great (and tranquil) time staying there and would highly recommend it to anyone considering a break in the Kissimmee area.

This villa is undoubtedly worth five stars. All rooms are spacious, beautifully decorated and furnished, spotlessly clean and well maintained. The master suite is stunning! The pool area is well laid out with plenty of chairs, loungers and a large table. The pool itself is immaculate and a good size and the jacuzzi is an added bonus. This villa has everything you could possibly need and more for a very comfortable stay. The owners, Andy and Anne, really have thought of everything! including some excellent information and guidance on attractions and travel in Florida. Cumbrian Lakes is an excellent location. Theme parks, shopping malls, supermarkets and restaurants are all within easy reach. Within Cumbrian Lakes, the villa itself has a lovely, peaceful situation with the pool and outdoor area overlooking the lake. We highly recommend this villa. Thank you, Andy and Anne, for making our stay so comfortable and enjoyable.

Fantastic Villa

We loved our stay here. The villa had everything we needed and is very well looked after. We enjoyed the pool, especially the view from the spa over the lake. After a long day at the theme parks it was really good coming back to the villa for a swim and a rest before going out again the next day. We would definitely recommend staying here to anyone looking for a clean, well presented and comfortable place to stay. We would love to go back soon.

We have stayed on Cumbrian Lakes several times and this villa was by far the best we have stayed in. The villa's location is ideal for all the attractions and has a fabulous view over the lake. The villa is beautifully maintained and spotlessly clean. The owners Anne & Andy couldn't do enough for us . Their customer service was something you don't see a lot of these days and the little added touches in the villa were lovely ( shower gel, shampoo, tissues, soap, even ponchos should it rain), which came in helpful on our last day and saved us money. I would have no hesitation in recommending this villa to friends, relatives etc. Looking forward to going back.
