Located in the most desirable building, Building One - which is the closest to the beach in the 4 building resort complex, our beautifully appointed 2 bedroom, 2 bath villa is on the top floor (so no one above you ....sooo quiet). Our villa is one you'll love calling your home away from home! It offers a very calming, relaxing decor with porcelain tile in living areas and bathrooms and wood (pergo) in the bedrooms (no carpet anywhere!). You will appreciate the smooth ceilings (no popcorn) and touches of beadboard. You'll find granite counters in the fully equipped kitchen, a new 50" LCD TV in living room, 26' LCD wall mounted TV in Master as well as a third TV (32" with built-in DVD player) in the 2nd bedroom, ....the list goes on! Our villa has sleeping accommodations for SIX with a super comfy queen size bed in the master and 2 Full (Double) beds in the 2nd bedroom - All your sleeping accommodations are nice, big, comfy BEDs (yes real beds with real mattresses - no twins or bunks!) Plush bath towels and bed linens are provided as well as kitchen and bath necessities. We provide 4 beach chairs, an umbrella and beach cart conveniently located in our secure beach locker - saves tracking sand into the villa. We even have a couple of Bocce Ball sets for your enjoyment on the beach! Hilton Head boasts 200+ restaurants but if you prefer to prepare your own meals, our villa's kitchen will not disappoint you. Stay in our ultra clean villa and experience the amenities of an upscale resort at an affordable price!
Our 24 hour roving security guards, manned gated entrance, and video cameras of all common areas insure the safety and trouble free experience you want for your family. Our new elevators will take you from floor to floor in a jiffy!
Take a short 5 - 6 minute stroll over the resort's beautifully updated and scenic boardwalk and you will enjoy one of the prettiest and most PRIVATE beaches on the island. It's never crowded because our property is bounded by the Palmetto Dunes Robert Trent Jones Golf Course on one side and the Folly (inlet) on the other side. If you do not care to walk, the resort's own courteous and friendly security staff offers a complementary shuttle to and from the beach thru out the day (seasonally). (On request other times) While at the beach, grab some refreshments at our beachside cabana grill, "Cocos on the Beach" or enjoy a game of volleyball there! The Island Grill/Deli, located by the pool in the center courtyard of our building also has an internet cafe, convenience & gift shop.
There are 6 lighted tennis courts (one is marked for Pickleball), 2 outside pools, an indoor heated pool in our Atrium Bldg (Bldg 3) along with a kiddie pool, sauna, hot tub, exercise equipment and a 1/10 mile indoor track for rainy days or relaxing evenings. Reserve a time for a game at the Badminton courts in the courtyard of Building Two. The amenities at our resort are some of the MOST that are offered by any resort on the island and they are all available for your use absolutely FREE as our guests!

The owner of this property requires a 25% down payment to reserve and full payment 30 days before check-in.
If you need to cancel, please notify us as soon as possible so we can try to re-rent your reserved dates! For cancellations 30 days or more before scheduled check-in, all monies paid to Owner, less a $50 cancellation fee, will be refunded. For cancellations within 14 days and 29 days, one half of monies paid to Owner will be refunded. For cancellat ... more +

Booking Fees charged by Homeaway, HomeEscape, VRBO or other rental agency are not paid to Owner and therefore are not included in any refunds issued by Owner. Credit card processing fees are not refunded as well. There will be no refunds of deposit or rental fees for early departures or no-shows. Refunds may take up to 30 days to process.
STORMS/HURRICANES:
Owner's desire is to work with Renters to make sure they are safe and protected in the event of a hurricane. If the Hilton Head Island / Beaufort county area is included in the NOAA five day forecast track of a named storm during any portion of the reserved dates, and Renter wishes to reschedule, cancel or delay their visit, Owner will make arrangements to pro-rate the rental, reschedule to another open date equivalent in rates to the same as already booked, or cancel the reservation and refund the deposit. If Renter chooses not to change the reservation and a mandatory evacuation is later issued, Owner
will pro-rate the rental accordingly as long as Renter follows the instructions of the local authorities fully.
Reviews
We have stayed at HH Resort a handful of times, always in Building 1 with a view -- but in every way this was the nicest! It looks right out across the marsh and boardwalk to the ocean, so the views are as good as they get here. The unit itself is nicely updated and decorated, comfortably furnished and amazingly well equipped. These are not large units, but somehow Sandra managed to provide everything we needed in the kitchen and furnished both bedrooms with large, comfortable beds. Sandra herself was a pleasure to work with. We don't even use half of the amenities/activities available at this complex, but love it just for the chance to see wildlife every day (especially on the boardwalk to the beach) and enjoy a margarita at Coco's after a day in the sun. The complex has a few years on it, but it is being kept up well and we highly recommend it!
We have stayed on Hilton Head Island many times but never in such a well-appointed suite. The beds were so comfortable, the linens were great and so plentiful. The view from the ocean-facing balcony is the absolute best available in this complex. Every possible need was meet both in the kitchen and bathrooms. Very much looking forward to staying here again. This condo and owners both, deserve 5 stars! Condo was clean and updated. Linens that were provided were of great quality and quantity. Kitchen well stocked. Balcony was the perfect place for sunrises with coffee. Quiet community with tons of wildlife, which we never expected to see. Pool area and deli were great. The beach was amazing. Almost like being inside a nature preserve. The walkway to the beach was a treat, as we tried guessing at what birds and such we would see. Coco’s at the end of the walkway is a great place for a drink or food, both were good. Don’t miss it! We thoroughly enjoyed our time there and was kicking ourselves for not booking the entire week. This place will be our go to from now on in Hilton Head. Thanks again for an amazing beach trip!

We had a great stay in this condo. It is very thoughtfully furnished with lots of towels, hooks, storage space, etc. We cooked each day we were there and had everything we needed. And the view from the living room/balcony is great. We were treated to some incredible sunrises all from the luxury of the sofa, and we got to see turtles and an alligator from the balcony. Sandra was excellent with communication and making sure we had everything we needed. Would definitely stay here again!

We have stayed at Hilton Head Resort Building One multiple times, but this was the first time to have a condo with an ocean/marsh view. It was fabulous!! We may never go back to any other side of Building One! We loved sitting on the balcony with our teenage sons. The boys even sat on the balcony together almost daily. The condo was clean. We really liked that there was more than one towel in the kitchen and bathrooms. All the hooks and towel bars were handy for hanging bags, towels, swimsuits. The ice maker was great and made ice quickly. Having the pantry closet with lots of shelving was convenient for all the food we had for the week. Laundry baskets in each bedroom made dirty clothes easy to deal with and to take to the laundry room that was on the same level as the condo (no stairs or elevator to deal with to get there!). Room darkening shades in addition to blinds in the bedroom made sleeping past sunrise possible even for us early birds. We do wish there was a DVD player in the living room since our family loves watching movies together. The deli by the pool was great for those times we didn't want to go out for dinner and when we wanted a big salad for lunch.
